Cary NC Homes for SaleThe Town of Cary is just a few minutes west of Raleigh, North Carolina. Cary has earned a reputation as a wonderful place to work and live.  With plenty of jobs, mild climate and ideal location for trips to the mountains or sea, Cary has become a very popular place to relocate to. If you are considering a move to the Raleigh, North Carolina area, here are a few reasons to consider Cary:

1. Low Taxes – Cary is located in Wake County. Residents pay both a county and municipality tax on their home. If you do not live in a municipality, you only pay the county tax. Cary boasts the second lowest municipality tax rate in Wake County. The typical tax rate for a home is around 1%.  The tax amount is based on the appraised value of your home. A good way to figure out your tax value of your home is take the recent sales price of the property. There is also no school tax in Wake County.

2. The First Time Homebuyer CreditThe First Time Homebuyer Tax Credit has been recently expanded and extended. The new deadline is now April 30, 2010 to close on a home. You can also have a binding contract by April 30, 2010 and close by July 1, 2010. The new expansion of the credit now includes current homeowners. If you have lived in your current home for five consecutive years and purchase a new home before the deadline, you might be eligible for a tax credit.

3. Lots of Homes to Buy – The Raleigh NC Real Estate market followed the national downward trend when the economy started to shift two years ago. These events have led to more sellers and fewer buyers, a term commonly known as a “Buyer’s Market”.  Sellers are forced to be more negotiable because of the extra inventory in the market and fewer buyers.  Currently, there are over 1,000 Cary NC homes for sale, and the average time on market for a home is over 90 days. All of these facts help create more negotiating power for buyers.

4. Interest Rates – For the last year we have seen historically low interest rates. Clients have been quoted as getting below 4.5% for their rate. With rates this low it makes so much more sense to buy home in Cary instead of renting. One tip I give everyone is to shop around and talk with a few different lenders. Make sure you are getting the best rate for the best terms. A lot of the time one lender may have a slightly higher rate but not as many upfront charges.

5. Safety First – Cary has been recognized both locally, state wide, and nationwide as a safe Town. It is constantly in the top 5 safest Towns in America. Just recently it was named the safest Town in North Carolina. This accolade is very impressive considering the Town of Cary boasts a population of over 130,000 residents. It is these types of recognitions that help Cary maintain that small-town feel.

6. Cary Activities –Cary residents have a wide variety of activities at their Cary NC Real Estatefinger tips. These include recreational, cultural, and social events. Within a 15 mile radius of Cary, there are over 2,000 restaurants and 30 movie theaters.  There are also dozens of parks, sporting venues and other forms of recreation. Things like State Parks, miles of paved walking paths, Nature Preserves or Skate Parks. You are sure to find plenty to keep the family entertained when living in Cary, North Carolina.

If buying a home in North Carolina is a decisions you are considering, Cary might be a good place for you to look. With low interest rates, plenty to do, and lots of inventory,  now is the best time to purchase a new Cary home.
