<p> <em>  <strong> 1. Low Taxes </strong>  </em>  – Cary is located in Wake County. Residents pay both a county and municipality tax on their home. If you do not live in a municipality, you only pay the county tax. Cary boasts the second lowest municipality tax rate in Wake County. The typical tax rate for a home is around 1%.  The tax amount is based on the appraised value of your home. A good way to figure out your tax value of your home is take the recent sales price of the property. There is also no school tax in Wake County.</p>

The First Time Homebuyer Credit </em>  </strong>  –  <a href="http://www.irs.gov/newsroom/article/0,,id=204671,00.html" target="_blank"> The First Time Homebuyer Tax Credit </a>  has been recently expanded and extended. The new deadline is now April 30, 2010 to close on a home. You can also have a binding contract by April 30, 2010 and close by July 1, 2010. The new expansion of the credit now includes current homeowners. If you have lived in your current home for five consecutive years and purchase a new home before the deadline, you might be eligible for a tax credit.</p>
<p> <em>  <strong> 3. Lots of Homes to Buy </strong>   </em> – The Raleigh NC Real Estate market followed the national downward trend when the economy started to shift two years ago. These events have led to more sellers and fewer buyers, a term commonly known as a “Buyer’s Market”.  Sellers are forced to be more negotiable because of the extra inventory in the market and fewer buyers.  Currently, there are over 1,000  <a href="http://www.greaterraleighrealty.com/Cary.php" target="_blank"> Cary NC homes for sale </a> , and the average time on market for a home is over 90 days. <p> <strong>  <em> It is not too late for the first-time home buyer credit </em>  </strong><br />
The government initiative that can – for those who meet all the requirements – mean up to $8,000 in tax credits on the purchase of a first house is soon reaching its December 1st deadline. Prospective buyers have until that date to close the deal on a first house in order to claim the credit as part of their 2009 tax return. This initiative has proven successful and provided a welcome boost to home sales across the country.</p>
<p> <strong>  <em> Study shows North Carolina economy as one of the strongest in 2010 </em>  </strong><br />
According to a study performed by the University of North Carolina, the state is expected to grow at a higher rate than the rest of the country as it heads out of the recession. With a real estate market on the rebound and relatively encouraging unemployment data, North Carolina should be in a favorable economic position towards the end of the year.</p>
<p> <strong>  <em> A safety training session for NC Realtors in Cary </em>  </strong><br />
Realtors from the triangle area attended a safety training session earlier this month. Some real estate agents have in the past been the target of assaults while showing houses and this training was designed specifically to address that particular issue.</p>
<p> <strong>  <em> Additional bus shelters in Cary </em>  </strong><br />
In addition protecting commuters from the elements, this government-funded initiative might just be a sign that public transportation is taken more and more seriously in the county. It appears that the number of users is growing steadily on certain bus routes: good infrastructures can only help strengthen that trend in the future.</p>

The council is talking about changes in the current land-use legislation. The modifications target a handful of specific topics, among which stricter regulations on adult establishments, parking in certain residential areas and day care centers.</p>
