<li> Located just over five miles from Raleigh is the new neighborhood at Southerby Bluffs in Garner.  These townhouses are now under construction and are located in a setting with walking access to shopping, schools, and other amenities.</li>
<li> Main Street Square, constructed by Boylan Companies, has recently announced the grand opening of its Holly Springs community. Main Street Square is a 37-acre community that includes town homes, apartments and single family homes alongside 80,000 square feet of retail, office and restaurant space just off South Main Street in Holly Springs. Town home prices will begin in the mid $190s to over $250,000, according to the Drees Homes website.</li>

If you are considering a move to the Raleigh, North Carolina area, here are a few reasons to consider Cary:</p>
<p><em><strong>1. Low Taxes</strong></em> – Cary is located in Wake County. Residents pay both a county and municipality tax on their home. If you do not live in a municipality, you only pay the county tax. Cary boasts the second lowest municipality tax rate in Wake County. The typical tax rate for a home is around 1%.  The tax amount is based on the appraised value of your home. A good way to figure out your tax value of your home is take the recent sales price of the property. There is also no school tax in Wake County.</p>
<p><strong><em>2. The First Time Homebuyer Credit</em></strong> – <a href="http://www.irs.gov/newsroom/article/0,,id=204671,00.html" target="_blank">The First Time Homebuyer Tax Credit</a> has been recently expanded and extended. The new deadline is now April 30, 2010 to close on a home. You can also have a binding contract by April 30, 2010 and close by July 1, 2010. The new expansion of the credit now includes current homeowners. If you have lived in your current home for five consecutive years and purchase a new home before the deadline, you might be eligible for a tax credit.</p>
<p><em><strong>3. Lots of Homes to Buy</strong> </em>– The Raleigh NC Real Estate market followed the national downward trend when the economy started to shift two years ago. These events have led to more sellers and fewer buyers, a term commonly known as a “Buyer’s Market”.  Sellers are forced to be more negotiable because of the extra inventory in the market and fewer buyers.  Currently, there are over 1,000 <a href="http://www.greaterraleighrealty.com/Cary.php" target="_blank">Cary NC homes for sale</a>, and the average time on market for a home is over 90 days. All of these facts help create more negotiating power for buyers.</p>
<p><em><strong>4. Interest Rates</strong></em> &#8211; For the last year we have seen historically low interest rates. Clients have been quoted as getting below 4.5% for their rate. It is these types of recognitions that help Cary maintain that small-town feel.</p>
